5 Signs Your Current Security Company Isn't Delivering

Property ManagementGuard Services

Security contracts tend to renew quietly, year after year, until an incident forces a hard look at whether the coverage was ever actually working. A few warning signs are worth acting on long before that happens.

1. You can't remember the last time you saw a report. If incident reports, patrol logs, or shift summaries only show up when you ask for them — or don't show up at all — you don't have visibility into what's happening on your own property.

2. Post orders haven't been updated since the contract started. Buildings change: tenants turn over, access points get added, procedures evolve. If your post orders are the same document from the original walkthrough, your officers are working from outdated instructions.

3. You've had the same officer complaint twice. One complaint is a person having a bad day. The same complaint twice means it's a training or supervision gap, and it will keep happening until someone addresses it structurally.

4. Coverage gaps get "handled" without notice. Officers call out, and it happens everywhere. The question is whether your provider tells you when a post goes uncovered and how it was backfilled, or whether you only find out after something happens during the gap.

5. Nobody can tell you who's actually on-site right now. A property manager should be able to call their security company and get a straight answer about who's on shift and how long they've been there. If that takes multiple calls and callbacks, the scheduling isn't being managed — it's being guessed at.

None of these are dealbreakers on their own. But if two or three sound familiar, it's worth getting a second opinion on your coverage. Request a property assessment from Tiburo Security — no obligation, no pressure.
